Downtown Raleigh Real Estate Market

Raleigh as a whole is one of the fastest growing cities in the United States and is most recently ranked the #1 place for jobs by Glassdoor.com. Since the year 2000, Forbes has ranked Raleigh as the #1 fastest growing city, and the population growth is expected to continue. Experts predict Raleigh and Charlotte to grow by over 70% from 2015 to 2030, giving a lot of folks reason to believe downtown Raleigh is going to be a central location for businesses.

North Hills, an area in north Raleigh, is one of the other areas where a lot of businesses are moving. The fact is, North Hills offers a different type of convenience for the people who don't live in downtown Raleigh.

The area is going to be home to many new companies in the coming years, as the tax benefits and affordability are too good for companies to pass up on. It's also home to a great educational system throughout The Triangle, which puts forth a well-educated workforce, another appealing benefit for corporate America. Google Fiber is one of the more recent companies to call Downtown Raleigh home.

The homes for sale in Downtown Raleigh are typically older homes, ones that have been renovated, or one that have been torn down and built brand new. A lot of historic neighborhoods downtown are being transformed, such as Mordecai and Oakwood.

There is a new community in Mordecai called Oakdale that is bringing brand new construction downtown. With one of the fastest growing populations in the country, it's no wonder they're looking to build more homes for people to live in. The homes in Oakdale are going to be between the $500's and $700's.

If you're looking for some great value in Downtown real estate you may want to go east. A lot of the neighborhoods directly to the east are neighborhoods that have newly-renovated homes, as well as new construction.

 

Glenwood, Oberlin and Cameron Village are other areas to check out when touring Downtown Raleigh. These neighborhoods are west of downtown and have already seen a significant price increase over the last few years. It's one of the most desirable areas downtown.

Downtown Raleigh Neighborhoods

Downtown Raleigh has many neighborhoods, and we have alluded to some. These include Oakwood, Mordecai, Glenwood, Oberlin, Five Points, Six Forks, Stonehenge, Hayes Barton, and many more top subdivisions. The Warehouse District and the Moore Square area are two central spots for the future of downtown Raleigh. Cameron Village is a premier shopping spot, located west of Downtown, and the NCSU area is located a few miles southwest of the city center.

Downtown Raleigh Neighborhood Amenities

Downtown Raleigh offers a wealth of amenities that neighboring towns such as Holly Springs, Fuquay-Varina and Wake Forest do not. For instance, Downtown Raleigh always has city-wide events going on, an endless number of restaurants, and some of the best night life in the area. The proximity of Downtown Raleigh to all of the best attractions is what makes it such a great area to live, work, and play.

There's always something going on in Downtown Raleigh, whether you are looking for live music, festivals, or great food and entertainment! Some of the best restaurants in the Triangle area are found in Raleigh's downtown area, including Bida Manda, Second Empire, Beasley's Chicken & Honey, and many more! There's a number of bar venues that people attend regularly including Cornerstone Tavern, Raleigh Beer Garden, and The Raleigh Times, to name a few.

One of the best parts about the Downtown area is that you can walk everywhere you need to go. This can't be said for most parts of the city of Raleigh. It's a spread-out city, so you will need a car, or easy access to public transportation. Downtown Raleigh offers easy access to all the major attractions, which are regularly in walking distance of one another.

Downtown Raleigh Local Schools

The schools in Downtown Raleigh are top-notch for such a large city. GreatSchools.org ranked Downtown Raleigh as having some of the best public schools in the country. Raleigh's neighbors, Durham, Cary, and Apex have some excellent schools as well! A lot of parents choose the Raleigh area specifically because of the top-rated schools, and Downtown Raleigh schools are no different.

For the most part, schools in Downtown Raleigh (public or private) will give kids a great education. It's important to meet with teachers and research the schools before diving into just about any school district. While the city is one of the best for education, not all schools are created equal.
